The Hidden Glen project is a prime example of where massive scale meets modern design. This isn’t just a standard warehouse; it’s a state-of-the-art, 284,000-square-foot facility featuring 36-foot clear heights, designed to serve as a premier benchmark for regional development in the Pacific Northwest.
The project, developed by Panattoni and led by general contractor Redfern alongside concrete contractor Cornice Construction, required an exterior that could visually break up the massive concrete tilt-up wall panels. However, the crew faced difficult winter weather conditions, meaning they needed a solution that was highly reliable and efficient to install to keep the massive build on time and on budget.
Spec Formliners provided a sharp, clean ribbed texture to bring a sophisticated, modern rhythm to the building’s massive exterior footprint.
We utilized Pattern #5773 Kings Flute. This pattern introduces a distinct, linear verticality that perfectly complements the scale of the building, breaking up the visual monotony of the massive walls with a sharp, crisp aesthetic.
Using 425 of our 4’x10’ single-use sheets in 145-mil material was the critical choice for this scope. The lightweight, single-use plastic sheets allowed the crew to maintain precise architectural fidelity while pushing through harsh winter conditions, ensuring a flawless finish without slowing down the fast-paced tilt-up process.
Success on a high-volume job site like Hidden Glen comes down to durability and detail. By integrating the Kings Flute texture, the team ensured this state-of-the-art logistics center stands out as a striking, modern addition to the Vancouver industrial market.

Now we’re heading slightly east to Camas, WA, where rapid execution meets high-quality design. We know that project timelines are tight, and agility is key to a successful build.
The Camas Meadows business park is a prime example of how combining distinct textures can elevate a massive tilt-up facility. This 187,106-square-foot building, also developed by Panattoni and featuring 32-foot clear heights, stands as a modern architectural standout in the local industrial landscape.
Built by general contractor Concrete Strategies, the project required dynamic textures to give the exterior walls distinct character. The project originally had competing formliner patterns specified. The team needed a partner who could meet tight deadlines and deliver high-quality materials without delaying the build schedule.
Spec Formliners won the job by leveraging our fast plastic lead times and rapid shipping straight out of our California plant, keeping the build exactly on schedule.
The design features a strategic combination of two textures to provide a dynamic, rugged aesthetic. We supplied 290 single-use sheets in Pattern #1301 Slump Block and 224 single-use sheets in Pattern #5554A Coastal Fieldstone. Together, these patterns create a compelling visual contrast that elevates the standard industrial facade.
Using our 4’x8′ single-use plastic sheets ensured that the intricate stone and block textures remained crisp and consistent across the entire exterior of the building. The fast turnaround of these materials allowed Concrete Strategies to maintain a rigorous production schedule.
