Last-Minute Design Pivots? This Is How Greatness Gets Made

Discover how Spec Formliners turns last-minute design challenges into exceptional architectural solutions with two North Carolina projects that showcase adaptability and expertise. This edition of The Spec Sheet highlights the Orr Road Business Center in Charlotte and Holt Experiential Offices in Kernersville – both featuring strategic design pivots that elevated tilt-up construction beyond standard industrial building. From adding intentional texture to tight timelines to transforming thin brick specifications into bold formliner facades, these projects demonstrate how quick thinking and quality materials create remarkable results.

PROJECT SPOTLIGHT: ORR ROAD BUSINESS CENTER

Infill Industrial with Intentional Design

Project Name: Orr Road Business Center

Location: Charlotte, NC

Customer: White Cap (Distributor), Kent Companies (Tilt Contractor)

Construction Type: Tilt-Up

Liner Type: 1721 Standard Spec Flute

Liner Quantity: 496 sheets total

At the Orr Road Business Center – an infill industrial park featuring two Class-A buildings totaling over 280,000 ft² in Charlotte’s North Graham submarket – our formliner punch added real texture to the tilt-up structure.

With 32-foot clear heights, robust concrete slabs, expansive truck courts, and design flexibility, this development stands out as a high-quality, functional warehouse solution. We delivered 496 sheets of our toughened 1721 Standard Spec Flute formliners, elevating the façade with depth and definition.

It’s not just about building, it’s about making industrial design feel intentional, even when built on a tight timeline. This project proves that functional warehouse space doesn’t have to sacrifice architectural distinction – our formliners brought texture and visual interest that sets this development apart in Charlotte’s competitive industrial market.

PROJECT SPOTLIGHT: HOLT EXPERIENTIAL OFFICES

From Thin Brick to Bold Texture

Project Name: Holt Experiential Offices

Location: Kernersville, NC

Customer: White Cap (Distributor), Ace Avant Concrete Construction (Tilt Contractor)

Construction Type: Tilt-Up

Liner Type: 1325 Rough Brick

Liner Quantity: 970 sheets total

Last-minute changes can make or break a project. In this case, it made it remarkable. The Holt Experiential Offices in Kernersville, NC pivoted from thin brick to our 1325 Rough Brick formliner, delivering a dynamic tilt-up façade that balances modern texture with traditional brick accents.

This is more than just a wall. It’s proof that tilt-up can pivot fast without sacrificing design intent. Brick remains on select panels, but the bulk of the façade now reflects the versatility and texture only our formliners can bring.

When design specifications change mid-project, it takes experience, inventory depth, and coordination to make the transition seamless. Our 1325 Rough Brick pattern provided the perfect solution – maintaining the visual intention of brick texture while offering the speed, consistency, and cost-effectiveness that tilt-up construction demands.

The result is an office building that showcases how strategic material pivots can actually enhance the final design, creating a façade with more character and definition than the original specification.
